Commitment

What we refuse to sell

An agency is also judged by what it turns down. Here are our refusals, public and non-negotiable.

  1. Land without an identifiable owner

If the seller's name does not match the title or the land registry records, we do not publish.

  2. A sale in someone else's name

We refuse nominee arrangements designed to get around land law. For a foreigner, the legal route is the emphyteutic lease.

  3. A "private beach"

The shore and the 25 m coastal strip are public. We state the real distance to the beach.

  4. A property in dispute

A certificate of legal status showing a dispute, an unreleased mortgage or a transfer in progress blocks publication.

  5. A deposit without a receipt

No money changes hands without a receipt or contract, and sale payments go through the notary.

  6. Misleading photos

No filters, no replaced skies. Every listing shows the access, the neighbourhood and the least flattering part of the property.

  7. A "vazaha price"

The same property has the same price, whatever the buyer's nationality.
